When using this tool, you need to decide what listing type your property is: sale, rent-to-rent or development. Once you’ve filled in the details of your property, you can generate analysis at various price points to share instantly. We have a reserve now button that sends incoming serious investor leads directly to you and we have white labelled deal packs that allow you to customise your deal packs with your company’s details and branding, building customer loyalty (contingent to your plan).

Sale Listings & Deal Packs

Once we have confirmed our listing type, we need to add the property details onto the platform, including the asking price, number of rooms and a property description. Our AVM will provide you with the last sold price and the internal square metre of the property. You can also add multiple images as well as a video link, so clients and investors have a well-rounded idea of the property they want to purchase and do not need to go visit the property themselves. 

Property Deals Insight

Once we have filled in our property details, we need to add the agent details of the listing, such as name, address, email, phone number and website. This can be auto-filled if you add the agent’s details in the ‘My Account’ area under ‘My Preferences’. You can also add a logo so that your deal packs and report will be branded.

Finally, we ask if the listing is a below market value property and what type of sourcing strategy it would fall under. You can tick up to 3 different strategies. There is a tick box option to either make the property public or private. If you make your listing private, investors won’t be able to contact you.

Once completed, your listing will be published and will be in the ‘Sale listings’ under the ‘My Account’ area. Here you can look at the report of the property.

You can edit the calculations we offer and this will update your listing. You can share the link with your clients and they won’t have to have an account with us in order to open the shared link and see the report. If you have made your listing public, investors can reserve this property and get a hold of you directly in regards to this listing. You can also attain a property valuation report for that property, using our shortcut.

Development Listings & GDV Appraisal

Our tool enables you to calculate and generate a professional-looking GDV analysis using our accurate Automated Valuation Model (AVM) and comprehensive calculations.

Property Deals Insight

Once we have confirmed our listing type, we need to add the property details onto the platform. You start by adding your property address and its development details to calculate the Gross Development Value (GDV). For the various units within the development, you can either enter the per-unit price manually or allow our AVM to calculate it for you.

Once you have calculated your GDV, we move on to the other development costs, including acquisition, build, design/professional, finance and sales/marketing costs.

Acquisition Costs

Enter the buying price for the land and/or the existing site and we will calculate the rest. You can manually change the percentage for costs of buying, building insurance and sourcing fees if you deem necessary.

Build Costs

We will calculate your total build cost as well as your contamination and tree remedy and landscaping costs. Again, you can manually change the percentage for the costs if you deem it necessary. You will need to add if the development has any lifts and if so, how many.

Design/Professional Costs

We will calculate your costs for design/professional including build warranty insurance and project management fee. You can manually change the prices of these dependent on your development. For the various units within the development, you can either enter the per-unit price manually or allow our AVM to calculate it for you.

Finance Costs

We calculate your finance costs, but you can alter the interest rate per month if you deem it necessary.

Sales/Marketing Costs

We calculate your reduction for a quick sale, sales agent fee and solicitor fee percentage, but you can alter it depending on your development.

We then ask for some property details for your listing, including a property description and pictures of the property. You can even add a virtual tour if you would like. The next page will take you to the agent details where you will need to add the agent details of the listing, such as name, address, email, phone number and website. This can be auto-filled if you add the agent’s details in the ‘My Account’ area under ‘My Preferences’.

You can also add a logo so that your deal packs and report will be branded. There is a tick box option to either make the property public or private. If you make your listing private, investors won’t be able to contact you.
