What these figures are

  • Advertised asking prices and advertised rents, aggregated from property listings — not achieved sale prices.
  • Areas are UK local authority districts, not towns or postcode areas.
  • Gross yield excludes voids, management, maintenance, ground rent and finance, so a realised net yield will be materially lower.
  • Observation window: sale listings first advertised in the 180 days to 13 September 2026, and rental listings in the 90 days to 13 September 2026. Counted from when a listing was first advertised.
